Licensed Property Manager

Remote · New Zealand Full-time

Job Summary We are seeking an experienced Licensed Property Manager to oversee and coordinate the daily operations of residential and commercial properties. The ideal candidate will possess strong knowledge of property management procedures, legal regulations, and customer service excellence. This role involves managing leasing activities, ensuring compliance with Fair Housing regulations, and maintaining positive relationships with tenants, vendors, and stakeholders. The Licensed Property Manager will be responsible for implementing property policies, handling lease agreements, and ensuring the overall maintenance and profitability of the properties under management. This role is hybrid, you are required to be in office 3 days a week and work from home the other 2 days.

Responsibilities

  • Manage property leasing processes, including tenant screening, lease negotiations, and contract administration.
  • Ensure compliance with all local, state, and federal housing laws, including Fair Housing regulations and Section 8 guidelines.
  • Oversee property maintenance and facilities management to ensure properties are well-maintained and meet safety standards.
  • Handle legal administrative tasks related to landlord-tenant law, eviction procedures, and lease enforcement.
  • Maintain accurate data entry, filing systems, and documentation related to property operations using Buildium and other office software.
  • Conduct regular property inspections and coordinate repairs or upgrades as needed.
  • Foster positive customer relationships through excellent customer service skills, phone etiquette, conflict management, and upselling of additional services or units.
  • Develop and implement marketing strategies to attract new tenants while maintaining high occupancy rates.
  • Respond to emergencies as needed (may be over the weekend)
  • Ensure compliance with Nevada Tenant-Landlord Law
  • Collaborate with vendors, contractors, and service providers to ensure timely completion of maintenance work.
  • Prepare monthly reports for owners
  • Maintain an open line of communication with tenants and owners.

Requirements

  • Valid Property Management License
  • Experience with property management software.
  • Strong knowledge of landlord-tenant law, Fair Housing regulations, Section 8 programs, and legal administrative procedures.
  • Prior experience in real estate administrative roles involving property leasing, contracts management, and facilities management.
  • Excellent customer service skills with professional phone etiquette and conflict resolution abilities.
  • Ability to negotiate lease terms effectively while upselling additional units or services when appropriate.
  • Proficiency in data entry, filing systems, office administration, and using CMMS for maintenance tracking.
  • Strong organizational skills with attention to detail in legal documentation and property records management.
  • Experience in sales or customer relationship management is a plus.

Pay: $4,000.00 - $4,500.00 per month
